Illustrative Masterplan
Informed by the progression of our design concept and the feedback received during consultation, the below is the illustrative masterplan submitted as part of our outline application.

In line with the Site’s allocation within the Vale Aylesbury Local Plan, our proposals for Shenley Park include:

Up to 1,265 homes delivered by 2033

Low carbon neighbourhood with all-electric heating and electric vehicle charging points

A minimum of 25% affordable housing across the site

Care home / extra care facility

Provision of a mixed-use local centre

Delivery of a new primary school and nursery

A range of play areas for different age groups

Outdoor sports pitches

A new spine road from the A421 to Childs Way

A westward extension to Tattenhoe Valley Park to include play areas and walking and cycling routes

A strong landscape structure based on existing tree belts and hedges

High quality recreation spaces including a semi-natural buffer to Whaddon

At least 10% biodiversity gain

New walking and cycling networks linking with Milton Keynes Boundary Walk and integration with other public rights of way
